اللوائح التنظيمية للبناء في الأراضي الزراعية
واستخدامها في إمارة أبو ظبي
المادة (1)
استخدام الأراضي الزراعية:
لا يسمح باستخدام الأراضي الزراعية إلا من أجل الغرض المخصصة له فقط (الإنتاج النباتي والحيواني) أو ما يحدده جهاز أبو ظبي للرقابة الغذائية للاستخدامات الأخرى في المجالات الزراعية والحيوانية.
المادة (2)
يسمح بترخيص العناصر التالية في المزارع:
- - سور بارتفاع لا يزيد عن 2.5 م كحد أقصى حول المزرعة ضمن حدود الأرض المعتمدة، يتكون من مواد بناء صلبة (الخرسانة والطابوق) أو هيكل شبه شفاف (حديد مشغول أو ما شابه) أو أي مواد بناء معتمدة لدى البلدية، على أن يكون هنالك مدخل واحد رئيسي للمزرعة بعرض لا يزيد عن 6 أمتار.
- - الحد الأدنى لارتداد جميع المباني 3م.
- - وسكن لعمال المزرعة عبارة عن غرف ومطبخ ودورة مياه بحيث لا تتجاوز مساحة البناء عن 40م2 على أن يكون البناء من الطابوق والأسقف من مواد خفيفة أو من الخرسانة والطابوق أو أي مواد بناء معتمدة لدى البلدية.
- - مستودع لا تزيد مساحته عن 260 متر مربع.
- - استراحة لمالك المزرعة عبارة عن غرف النوم، وصالة، ومجلس، ومطبخ وحمامات ودرج للسطح، على ألا تتجاوز مساحة البناء عن 700م2 في حالة تصميم مبنى واحد و 1000م2 في حالة تصميم مباني منفصلة (للاستخدام الخاص). وتتكون من مواد بناء من الطابوق والخرسانة المسلحة أو من الطابوق والأسقف من مواد خفيفة أو أي مواد بناء معتمدة لدى البلدية.
- - يجوز تصميم مكونات الاستراحة من مبنى واحد أو مباني مفصولة بشرط الالتزام في بالبند (5) أعلاه.
- - الحد الأقصى للارتفاع مبنى الاستراحة هو 10 متر شاملة الإضافات وأعمال الزخرفة والزينة المعمارية (طابق أرضي وأول فقط).
- - الحد الأقصى للارتفاع لجميع المباني الأخرى هو 6 متر شاملة الإضافات وأعمال الزخرفة والزينة المعمارية (طابق ارضي فقط).
- - حظيرة أو حظائر منفصلة للحيوانات والطيور للاستخدام الشخصي فقط (مالك المزرعة) بحيث لا تتجاوز مساحتها 1000م2.
المادة (3)
الإنشاءات الزراعية:
الإنشاءات الزراعية بمختلف أنواعها داخل المزرعة كالبيوت المحمية لا يتم ترخيصها إلا بموافقة جهاز أبو ظبي للرقابة الغذائية على أن يتم بيان مواصفات المنشأة والغرض من بنائها.
المادة (4)
يعمل بهذا التعميم من تاريخه وعلى جميع المعنيين العمل بما جاء فيه كل فيما يخصه.

Regulations for Construction on Agricultural Lands
And their Use in the Emirate of Abu Dhabi
Article (1)
Use of Agricultural Lands:
Agricultural lands are permitted to be used only for their designated purpose (plant and animal production) or as specified by the Abu Dhabi Agriculture and Food Safety Authority for other uses in the agricultural and animal fields.
Article (2)
The following elements are permitted for licensing on farms:
- - A fence with a maximum height of 2.5 m around the farm within the approved land boundaries, made of solid building materials (concrete and bricks) or a semi-transparent structure (wrought iron or similar) or any building materials approved by the municipality, provided there is one main entrance to the farm with a width not exceeding 6 meters.
- - The minimum setback for all buildings is 3m.
- - Housing for farm workers consisting of rooms, a kitchen, and a bathroom, with a building area not exceeding 40m², constructed from bricks with light material roofs, or from concrete and bricks, or any building materials approved by the municipality.
- - A warehouse with an area not exceeding 260 square meters.
- - A rest house for the farm owner consisting of bedrooms, a living room, a majlis, a kitchen, bathrooms, and a staircase to the roof, with a building area not exceeding 700m² for a single building design and 1000m² for separate building designs (for private use). It shall be constructed from bricks and reinforced concrete, or from bricks with light material roofs, or any building materials approved by the municipality.
- - The components of the rest house may be designed as a single building or separate buildings, provided that clause (5) above is adhered to.
- - The maximum height of the rest house building is 10 meters, including additions and architectural decorative works (ground and first floor only).
- - The maximum height for all other buildings is 6 meters, including additions and architectural decorative works (ground floor only).
- - A pen or separate pens for animals and birds for personal use only (by the farm owner), with an area not exceeding 1000m².
Article (3)
Agricultural Constructions:
Agricultural constructions of all types within the farm, such as greenhouses, shall not be licensed without the approval of the Abu Dhabi Agriculture and Food Safety Authority, provided that the specifications of the facility and the purpose of its construction are stated.
Article (4)
This circular is effective from its date, and all concerned parties must act accordingly within their respective areas of responsibility.
