5. الاشتراطات التنظيمية للافتات على المباني الصناعية
5.1 الاشتراطات الخاصة باللافتات على المباني الصناعية
يحدد هذا القسم الأنواع المختلفة من اللافتات التجارية المسموح بها وأنواعها وأحجامها المختلفة على المباني الصناعية. وتصنّف المباني الصناعية كالآتي:
- مستودع: هيكل أحادي المستوى ذو فراغ داخلي وخالي من الأعمدة.
- مجمع صناعي: عبارة عن مجموعة من المباني والمستودعات تقع كلها على قطعة أرض واحدة.

5.2 الاشتراطات الخاصة باللافتات على المستودعات
5.2.1 منطقة اللافتة على الواجهة لمستودع مغلق

- منطقة اللافتة على الواجهة لمستودع مغلق: هي المساحة المخصصة للافتات وتمتد من 20 سم من طرف أعلى باب أو مدخل وحتى سقف المبنى، على امتداد عرض الجدار.
مستودع يضم نشاطًا تجاريًا/صناعيًا واحدًا:
- لا يتجاوز عرض أو ارتفاع اللافتة جدار المبنى أو خط السطح.
مستودع يضم عدة أنشطة تجارية/صناعية:
- يجب ألا يتجاوز ارتفاع اللافتة مترًا واحدًا فقط.
- يجب ألا يتجاوز عرض اللافتة، عرض واجهة المكان المخصص للنشاط التجاري/الصناعي.
- لا يتجاوز عرض وارتفاع اللافتة جسم المبنى أو خط السقف.
- يجب أن يكون طرف اللافتة السفلي على ارتفاع 20 سم من أعلى مدخل.
منطقة اللافتة على الواجهة لمستودع مغلق: هي المساحة المخصصة للافتات وتمتد من 20 سم من طرف أعلى باب أو مدخل وحتى سقف المبنى، على امتداد عرض الجدار.
في حال ضم المستودع أكثر من رخصة تجارية/صناعي وكان للمستودع مدخل واحد يؤدي لها، توضع اللافتة داخل المستودع وتطبق الاشتراطات أعلاه.
حالات خاصة:
إن لم يكن المستودع هو المقر الرئيسي للنشاط التجاري/ الصناعي، يسمح بوضع لافتة مطبوعة بالدهان تحمل اسم النشاط التجاري/الصناعي، ويتم وضعها في منطقة الواجهة حسب الاشتراطات أعلاه.

مستودع يضم نشاطًا تجاريًا واحدًا:
- يجب تثبيت اللافتة على الهيكل الإنشائي بشكل محكم.
- يجب ألا يقل ارتفاع طرف اللافتة السفلي عن 4 أمتار عن سطح الأرض للسماح للمركبات بالمرور أسفلها.
- يجب ألا يتجاوز ارتفاع اللافتة مترًا واحدًا فقط.
- لا يتجاوز عرض وارتفاع اللافتة جسم المبنى أو خط السقف.
مستودع يضم عدة أنشطة تجارية:
- يجب أن تكون جميع اللافتات على ارتفاع ومسافة واحدة من سطح الأرض (4 أمتار كحد أدنى).
- لا يتجاوز عرض أو ارتفاع اللافتة جدار المبنى أو خط السطح.
منطقة اللافتة على الواجهة لمستودع مفتوح: هي المساحة المخصصة للافتات وتمتد من الطرف السفلي لدعامات السقف وحتى سقف المبنى وعلى امتداد عرض الواجهة.
حالات خاصة:
إن لم يكن المستودع هو المقر الرئيسي للنشاط التجاري، يسمح بوضع لافتة مطبوعة بالدهان تحمل اسم النشاط التجاري، ويتم وضعها في منطقة الواجهة حسب الاشتراطات أعلاه.

5.2.3 منطقة اللافتة الإضافية على جسم المستودع

بالإضافة إلى اللافتة الرئيسية على منطقة الواجهة، يسمح بوضع لافتة إضافية أو بطبع اسم النشاط التجاري/الصناعي على أي جدار من جدران المستودع على أن يكون مواجهًا للشارع، وتطبق الاشتراطات التالية:
- يجب ألا تزيد مساحة اللافتة عن 30% من المساحة الإجمالية للجدار.
- يجب ألا يتجاوز عرض وارتفاع اللافتة جسم المستودع أو خط السطح.
منطقة اللافتة الإضافية على جسم المستودع: هي المنطقة الممتدة من سطح الأرض حتى السقف ومن الجدار إلى الجدار.

5.3 الاشتراطات الخاصة باللافتات على المجمعات الصناعية
5.3.1 مجمع صناعي ذو رخصة تجارية/صناعي واحد
تُثَبَّت لافتة رئيسية على واجهة المبنى. (راجع قسم 4.2.1).
يسمح بتثبيت لافتات إضافية على واجهة الشارع، في أحد المناطق التالية:

قمة المبنى:
تثبت اللافتات على قمة المبنى حسب الاشتراطات التالية:
- يجب ألا يتجاوز ارتفاع اللافتة مترين فقط.
- يجب ألا يزيد عرض اللافتة عن 75% من عرض الجدار.
قمة المبنى: هي المنطقة في أعلى واجهة المبنى تحت حد السطح بمترين (2 متر)، على امتداد عرض الواجهة.

السور المحيط بالقسيمة:
في حال لم تُثبت اللافتة على قمة المبنى، فإنها تُثَبَّت على السور المحيط بالقسيمة باتباع الاشتراطات التالية:
- يجب ألا يتجاوز ارتفاع اللافتة مترًا واحدًا فقط.
السور المحيط بالقسيمة: الجدار الذي يحيط بحدود قطعة الأرض التي يقع عليها المجمع الصناعي.

5.3.2 مجمع صناعي ذو أنشطة تجارية/صناعية متعددة:

في حالة الأنشطة التجارية/الصناعية التي تقع في جزء القسيمة الذي لا يحتوي على واجهة مقابلة للشارع، تُثبت اللافتات التي تحتوي على الاسم التجاري المسجل فقط وفق الاشتراطات التالية:
- يجب أن تثبت اللافتة أعلى المدخل المؤدي إلى النشاط بين مبنيين أو بين المبنى وحدود قسيمة الأرض.
- يجب ألا يقل ارتفاع طرف اللافتة السفلي عن 4 أمتار عن سطح الأرض للسماح للمركبات بالمرور من تحتها.
- يجب ألا يتجاوز ارتفاع اللافتة نصف متر فقط.
- يجب ألا يتجاوز عرض اللافتة، عرض المعبر المؤدي للنشاط.
- يجب أن يكون سطح المبنى والطرف الأعلى للافتة على ارتفاع متساوٍ من سطح الأرض.
منطقة اللافتة على واجهة المعبر: هو المعبر الممتد من المدخل إلى مقر النشاط التجاري/الصناعي (أو الأنشطة) الذي يقع في جزء القسيمة الذي لا يحتوي على واجهة مقابلة للشارع.
حالات خاصة:
- في حال وجود أكثر من لافتة مثبتة على واجهة المعبر، يجب وضع اللافتات فوق بعضها البعض (3 لافتات كحد أقصى) وتكون متساوية في العرض.

5.1 Specific Requirements for Signs on Industrial Buildings
This section specifies the different types of permitted commercial signs, their types, and their various sizes on industrial buildings. Industrial buildings are classified as follows:
- Warehouse: A single-level structure with an internal, column-free space.
- Industrial Complex: A group of buildings and warehouses all located on a single plot of land.

5.2 Specific Requirements for Signs on Warehouses
5.2.1 Sign Area on the Facade of an Enclosed Warehouse

- Sign Area on the Facade of an Enclosed Warehouse: This is the area designated for signs, extending from 20 cm above the top edge of a door or entrance up to the building's roof, across the entire width of the wall.
Warehouse with a single commercial/industrial activity:
- The width or height of the sign must not exceed the building wall or the roofline.
Warehouse with multiple commercial/industrial activities:
- The height of the sign must not exceed one meter.
- The width of the sign must not exceed the width of the facade of the space designated for the commercial/industrial activity.
- The width and height of the sign must not exceed the building body or the roofline.
- The bottom edge of the sign must be 20 cm above the top of the entrance.
Sign Area on the Facade of an Enclosed Warehouse: This is the area designated for signs, extending from 20 cm above the top edge of a door or entrance up to the building's roof, across the entire width of the wall.
If the warehouse contains more than one commercial/industrial license and has a single entrance leading to them, the sign shall be placed inside the warehouse, and the above requirements apply.
Special Cases:
If the warehouse is not the main headquarters of the commercial/industrial activity, a painted sign bearing the name of the commercial/industrial activity is permitted. It must be placed in the facade area according to the above requirements.

Warehouse with a single commercial activity:
- The sign must be securely attached to the structural frame.
- The bottom edge of the sign must be at least 4 meters above ground level to allow vehicles to pass underneath.
- The height of the sign must not exceed one meter.
- The width and height of the sign must not exceed the building body or the roofline.
Warehouse with multiple commercial activities:
- All signs must be at the same height and distance from the ground (a minimum of 4 meters).
- The width or height of the sign must not exceed the building wall or the roofline.
Sign Area on the Facade of an Open Warehouse: This is the area designated for signs, extending from the bottom edge of the roof supports up to the building's roof and across the entire width of the facade.
Special Cases:
If the warehouse is not the main headquarters of the commercial activity, a painted sign bearing the name of the commercial activity is permitted. It must be placed in the facade area according to the above requirements.

In addition to the main sign on the facade area, an additional sign or the name of the commercial/industrial activity may be painted on any wall of the warehouse, provided it faces the street, and the following requirements apply:
- The sign area must not exceed 30% of the total wall area.
- The width and height of the sign must not exceed the warehouse body or the roofline.
Additional Sign Area on the Warehouse Body: This is the area extending from ground level to the roof and from wall to wall.

5.3 Specific Requirements for Signs on Industrial Complexes
5.3.1 Industrial Complex with a Single Commercial/Industrial License
A main sign is installed on the building facade. (See section 4.2.1).
Additional signs are permitted on the street-facing facade in one of the following areas:

Building Top:
Signs are installed on the top of the building according to the following requirements:
- The height of the sign must not exceed two meters.
- The width of the sign must not exceed 75% of the wall width.
Building Top: This is the area at the top of the building facade, within two (2) meters below the roofline, extending across the width of the facade.

Plot Perimeter Fence:
If the sign is not installed on the building top, it shall be installed on the plot perimeter fence according to the following requirements:
- The height of the sign must not exceed one meter.
Plot Perimeter Fence: The wall that surrounds the boundaries of the plot of land on which the industrial complex is located.

5.3.2 Industrial Complex with Multiple Commercial/Industrial Activities:

For commercial/industrial activities located in a part of the plot that does not have a street-facing facade, signs containing only the registered trade name shall be installed according to the following requirements:
- The sign must be installed above the entrance leading to the activity, between two buildings or between the building and the plot boundary.
- The bottom edge of the sign must be at least 4 meters above ground level to allow vehicles to pass underneath.
- The height of the sign must not exceed half a meter.
- The width of the sign must not exceed the width of the passageway leading to the activity.
- The top edge of the sign must be flush with the roofline of the building.
Passageway Facade Sign Area: This is the passageway extending from the entrance to the premises of the commercial/industrial activity (or activities) located in a part of the plot that does not have a street-facing facade.
Special Cases:
- If more than one sign is installed on the passageway facade, the signs must be stacked vertically (maximum of 3 signs) and be of equal width.
